The apartment

Everything on one level, and a front door of your own

Number 10 is on the ground floor, so there are no stairs and no lift to wait for, and the gardens are a few steps from your door. The lounge opens straight out onto a small private patio, which is a rare thing in a retirement apartment.

The kitchen is a proper separate room behind its own door rather than open-plan, fitted in gloss units with an integrated fridge-freezer, electric oven and hob. The shower room has a walk-in shower, a vanity basin with storage underneath and a heated towel rail.

There is a walk-in cupboard off the hall that houses the boiler and takes a washing machine, so the laundry stays out of the kitchen.

Uplands Place is a McCarthy Stone Retirement Living development, built in 2020, for people aged 60 and over.

Ready to move

Nothing standing in the way

A good part of what makes a purchase stressful is waiting on somebody else. There is none of that here — the legal side is already settled and the apartment is ready to move into.

Probate complete

The estate has been fully administered, so there is no waiting on a grant before contracts can be exchanged.

No onward chain

Nobody is buying another property with the proceeds, so there is no chain.

Vacant possession

The apartment is vacant. Completion can be set to whatever date suits you, not the seller.

Viewings at short notice

Seven days a week through Connells, including evenings. No occupier to arrange around.

Paperwork ready

Lease, service charge budget and management pack can go to your solicitor as soon as an offer is agreed.

Parking

Uplands Place

What comes with the apartment

Uplands Place was built by McCarthy Stone in 2020 and has 53 apartments — 28 with one bedroom and 25 with two. It sits right in the centre of Cambourne, with a parade of shops directly opposite. There is a House Manager on site during office hours, and a 24-hour Tunstall emergency call system in every apartment.

The social side is entirely optional. Plenty of residents join in and plenty keep themselves to themselves.

What's nearby

You can leave the car where it is

Cambourne is a planned town nine miles west of Cambridge, so almost everything sits within a few streets of the High Street.

Across the road

  • A parade of shops, directly opposite
  • Two Co-ops
  • Greens Coffee Shop
  • The Monkfield Arms
  • Bus stops for Cambridge, St Neots and Huntingdon

A short walk

  • Addenbrooke's Hospital — 14 miles - very close for checkups and appointments

Distances are approximate and worth checking against your own route. There is no railway station in Cambourne itself; the bus service is the main link to Cambridge.

Because the apartment is empty and probate is complete, this is about as straightforward as a purchase gets — once an offer is agreed, the pace is set by your solicitor and your own timetable rather than by anyone at our end.

If you would rather talk it through first, or you are helping a parent look, a phone call is very welcome — there is no obligation at all.

Please note that buyers must be aged 60 or over. Connells will ask for identification documents at a later stage as part of the standard anti-money-laundering checks.

Questions

The things people ask before they ring

Retirement apartments come with a few arrangements that ordinary flats do not. Here is the plain version of all of them.

What does the service charge actually pay for?

£2,985.84 a year, which is £248.82 a month. It covers the House Manager, the 24-hour Tunstall emergency call system, buildings insurance, window cleaning, the gardening and grounds, the communal heating and lighting, the lift contract, and the upkeep of the lounges and roof terrace.

It does not cover your own electricity, your contents insurance, your council tax, or a TV licence. Those stay your responsibility exactly as they would in any other home.

Is the service charge likely to go up?

It is reviewed annually and typically moves with inflation and the cost of the services it buys. The managing agent publishes a budget each year and residents receive a breakdown of what was spent. Ask Connells for the most recent budget and the previous two years' figures — comparing them is the fastest way to see the direction of travel.

What is ground rent, and how much is it here?

£430 a year, which is £35.83 a month. It is a payment to the freeholder that comes with the leasehold arrangement and is separate from the service charge. Combined, the two come to £284.65 a month.

Is there a fee to pay when the apartment is sold again?

Leases on this kind of development normally include a contingency or event fee payable on resale, which goes into a fund for major works on the building.

We are confirming the exact figure for this lease with Connells and will publish it here as soon as we have it in writing. In the meantime, please ask them directly — it is a fair question and you should have the answer before you offer.

Is 994 years long enough for a mortgage?

Comfortably. Lenders generally want a lease with decades left after the end of the mortgage term, and this one runs to nearly the year 3020. The lease length is not an obstacle here. Age-restricted property does narrow the field of lenders, though, so it is worth a conversation with a broker early if you are not buying outright.

What is the age restriction?

Uplands Place is for residents aged 60 and over. If you are a couple where one of you is younger, ask Connells before you view — the rules for a second occupant are set out in the lease and are sometimes different from the headline figure.

Is this a care home, or somewhere that provides care?

Neither. This is independent living. You own your own front door and run your own life exactly as you would anywhere else. What comes with it is a House Manager on site during office hours, a 24-hour emergency call system in every room, and a building where the maintenance, gardening and window cleaning are simply handled.

Care is not provided as part of the arrangement. If you needed care in future you would arrange it privately or through the local authority, in the same way you would in any other home.

Can I keep a pet?

Generally yes, with written permission from the management company. Ask about your particular animal before you commit, rather than after.

Is there parking?

This apartment is sold without a space, but Uplands Place has a residents' car park and spaces can be purchased separately. Contact McCarthy & Stone for current availability and cost. There is also unrestricted parking nearby, and Cambourne is designed so that most of what you need is walkable.

Can family come and stay?

Yes. As well as the apartment itself, Uplands Place has a bookable guest suite, so visiting family can stay in the building rather than in a hotel or on your sofa.

How quickly could this complete?

Faster than most. Probate is finished, the apartment is empty and there is no onward chain — nobody at our end is waiting to buy somewhere else. Once an offer is agreed, the timetable is set by your solicitor and the management pack, not by us. A straightforward purchase of this kind often completes in six to eight weeks.

What are the running costs beyond the service charge?

Council tax is band B. Heating and hot water are electric. The apartment has an EPC rating of B, scoring 81 out of 100, which is unusually good and means it costs less to heat than most flats of comparable size. Full fibre broadband is available.
